What the AMA is
Every property let short-term in Greece has to be in the Short-Term Property Registry (Μητρώο Ακινήτων Βραχυχρόνιας Διαμονής). When you register, you get a property registry number — the ΑΜΑ, or Αριθμός Μητρώου Ακινήτου.
You need it before the property goes on a platform. It is not an application you wait on. You submit the details in myAADE and the number is issued straight away.
One number for each property
The registry works per property, not per owner. An apartment gets one number. A house gets one. A separate building gets one.
If you rent rooms in the same property separately, each room needs its own ΑΜΑ, and the whole property needs one as well. A three-bedroom apartment let both as a whole and room by room needs four numbers.
What you need to register
If you own the property, you need its ΑΤΑΚ — the unique property number from your E9. If you are registering part of a property, you also need the square metres of that part.
If you manage a property you do not own, the owner has to act first. They file a Declaration of Real Estate Lease Information (Δήλωση Πληροφοριακών Στοιχείων Μίσθωσης Ακινήτου) that gives you the right to sublet it short-term. You then register as the sub-lessor using the reference number of that declaration, and the ΑΜΑ is issued to you, not to them.
Where the number has to appear
On every listing, somewhere obvious. Airbnb, Booking.com, Vrbo, your own website — anywhere the property is offered.
It covers advertising as well as booking pages. A post offering the property on social media needs it too.
Where new registrations are blocked
Two areas are closed to new entries in the registry.
Athens — the 1st, 2nd and 3rd municipal districts of the Municipality of Athens, which include:
- 1st — Plaka, Monastiraki, Syntagma, Omonia, Kolonaki, Exarchia, Ilisia, Neapoli, Koukaki
- 2nd — Mets, Neos Kosmos
- 3rd — Petralona, Thisio, Gazi, Botanikos, Metaxourgio, Rouf
These are the well-known names in each district, not a complete list. The district number is what counts, and your municipality can confirm which one an address falls in. The suspension runs until 31 December 2026.
Thessaloniki — the 1st Municipal Community (Α΄ Δημοτική Κοινότητα) of the Municipality of Thessaloniki. New registrations are blocked from 1 March 2026 until 31 December 2026.
No other areas are restricted at the moment. The framework allows more to be added, and 2026 is being treated as a trial year, so it is worth checking again before you buy a property to let.
Properties already in the registry can carry on. What is blocked is adding new ones.
There is one exception that catches people out. If a property in either area changes hands — sold, given, or inherited — it is removed from the registry, and it cannot go back in while the block is running. A property you inherit in central Athens does not come with its ΑΜΑ.
The fines for renting in a blocked area are separate from the ones below, and much larger. A first violation is 50% of the short-term rental income you earned after the block began, with a minimum of €20,000. A second in the same tax year is the whole income collected between inspections, with a minimum of €40,000.
Changing or closing a registration
You can correct details and change who receives the income until 28 February following the tax year. The ΑΜΑ itself stays the same.
Once the registry is finalised for that year, no more changes are possible.
To stop renting a property short-term, you deregister it. That can be done between your last short-term let and the income tax filing deadline for that year.
If you do not register
Renting without an ΑΜΑ, or listing without showing it, carries a fine of €5,000. A second offence within a year doubles it, and a third quadruples it.
The platforms enforce it as well. A listing without a valid number is taken down.
