Who has to file
Every short-term let in Greece has to be declared, stay by stay. It does not matter whether the booking came from a platform or from a phone call.
A short-term let (βραχυχρόνια μίσθωση) is a furnished property rented for up to 59 days, with no services beyond bed linen. If you provide more than that, it is a different kind of business with different rules.
The obligation sits with whoever holds the property in the registry (Διαχειριστής Ακινήτου). If you manage a property for someone else, it is yours, not the owner’s.
When it is due
By the 20th day of the month after the guest leaves.
A guest who checks out on 2 November and a guest who checks out on 28 November have the same deadline: 20 December.
That is worth understanding, because it means a stay at the start of a month gives you almost seven weeks and a stay at the end gives you three. The deadline does not move with the booking.
What goes in it
- The arrival and departure dates
- The total agreed amount, before VAT and before any fees
- How the guest paid
- Which platform the booking came from, or that you took it directly
- The guest’s details
For a guest with a Greek tax number, that is the name and the AFM. For a guest from abroad, it is the full name and the passport or identity document number.
You have to collect the guest’s details before or during the stay. There is no way to file the declaration without them.
If a booking changes or is cancelled
A booking that is cancelled after you have filed, or one where the amount changed, needs an amending declaration for the same stay. Do not leave the original standing.
What happens if you are late
A late declaration is a flat fine of €100. If the income was included in your annual tax return, that fine is not charged.
A missing or incorrect declaration is treated far more seriously. The fine is double the rent shown on the platform on the day of the inspection.
